The estate, delivered through a Public-Private Partnership between the Lagos State Government and Urban Shelter Ltd., features a mix of one-, two-, and three-bedroom apartments, alongside terraces and semi-detached homes.
Sanwo-Olu said the development aligns with the housing goals of the T.H.E.M.E.S Agenda and demonstrates the value of private-sector collaboration in meeting Lagos’ rapidly growing housing demand.
He noted that Lagos, Nigeria’s fastest-growing urban centre, requires stronger private-sector involvement to tackle rising pressure on housing across all income categories.
He added that the state continues to provide land, regulatory backing and oversight, while partners contribute capital and technical expertise.
To encourage investment, the governor said the state had approved incentives including a 40 per cent rebate on permits such as Environmental Impact Assessment, Traffic Impact Assessment and physical planning approvals.
But he warned that any joint-venture project failing to meet agreed timelines or quality benchmarks would be reviewed or revoked.
Sanwo-Olu listed upcoming housing projects nearing completion, including the Epe Housing Scheme at Ita Marun, Sangotedo Phase 2, Egan-Igando Clusters II and III, and Ibeshe Phase 2.
After handing the estate over to new residents, he urged them to maintain its facilities and nurture the community spirit essential for development.
Earlier, the Commissioner for Housing, Moruf Akinderu-Fatai, said the project marked a significant milestone in the state’s pursuit of sustainable, affordable homes. He explained that the partnership with Urban Shelter, which began in 2019, was designed to optimise land and infrastructure within the estate.
Akinderu-Fatai commended the developer’s compliance with quality standards and praised the Ministry of Housing for ensuring rigorous supervision.

He encouraged other joint-venture partners to accelerate ongoing projects and appealed for more investors, especially those willing to build for low-income earners.
